Most exterior cleaning damage we get called out to fix has the same root cause: the right tool used on the wrong surface. Soft washing and power washing are not interchangeable, and knowing which one a surface needs protects both the finish and your budget.
What Soft Washing Actually Is
Soft washing uses low pressure — roughly the force of a garden hose — combined with professional cleaning solutions that break down algae, mildew, mold, and bacteria at the root. The solution does the cleaning, not the water. That means nothing is being blasted off a surface, so there is no risk of driving water behind siding, stripping paint, or etching a soft material.
Because the treatment kills the organism instead of just knocking it loose, soft washed surfaces stay clean far longer than surfaces that were simply sprayed down. On a shaded north-facing wall in Central Arkansas humidity, that difference can be a year or more.
What Power Washing Is For
Power washing uses high pressure and, on flatwork, a rotary surface cleaner that spreads that pressure evenly across the surface. It is the right choice for durable materials: concrete driveways, sidewalks, patios, garage floors, curbing, and commercial flatwork.
On those surfaces, pressure is exactly what you need. Oil, tire marks, traffic film, and years of ground-in organic staining do not respond to chemistry alone. A surface cleaner also prevents the striping and zebra lines you get from waving a pressure wand back and forth freehand.
A Simple Rule of Thumb
If you could scratch or dent the surface with a screwdriver, or if water getting behind it would cause a problem, it needs soft washing. That covers vinyl and wood siding, stucco, shingle and metal roofs, screens, soffit, gutters, painted trim, decks, fences, and outdoor furniture.
If the surface is horizontal, structural, and made of concrete or masonry, power washing is almost always the answer. Some jobs need both: a house wash is a soft wash, but the driveway and walkway on the same property are power washed.
What Goes Wrong When the Method Is Mismatched
High pressure on vinyl siding forces water into the wall cavity where it can feed mold behind the wall for years. On a shingle roof it strips the protective granules and takes years off the roof's life — and it voids most shingle warranties. On wood it raises the grain and leaves permanent furring.
Going the other direction is less destructive but wastes money. Chemistry alone on a heavily stained driveway will lighten the algae but leave the embedded grime and oil behind, and the concrete looks patchy within weeks.
